First I would like to welcome you to my blog along with my website; hopefully you will find interesting and helpful information in regards to the housing market and real estate. I have been involved with the real estate market for the past 13 years. I started in Real estate as a Broker in Oregon and then obtained my Washington State Salespersons license. After four years of selling Real estate in the Pacific NW, I relocated to Virginia. For several years I was a property manager in Virginia and Washington DC; eventually obtaining my Real Estate license in both states. For two years I managed properties and sold real estate but my passion was always to be back as a full time agent. Eventually, I left full time property management to focus exclusively on representing sellers and buyers. That change occurred in April of 2016 and has proven to be a very positive and successful change.
Since April I have represented four sellers and three buyers. Of my four listings three have gone under contract within a week of hitting the market. One listing was ratified in three days, with multiple offers and contract to close was 17 days with an FHA loan. My most recent listing obtained the highest sales price in the neighborhood since 2006. The fourth listing was a short sale and was on the market for 110 days. In those 110 days five offers were submitted to the bank and the home was shown over 97 times. Aside from the short sale, all my listings sold for more than ask. I attribute the successful sales of my listings to my knowledge of the market, pricing the homes competitively, marketing properly and my negotiating skills to go from contract to close, with terms, that are in the best interest of my clients.
The three buyers I have worked with this year have been amazing and all three transactions have gone smoothly and quickly. My buyers have been able to purchase their houses under contract price with closing cost credits and favorable home inspection terms. We have closed quickly thanks to an excellent lender and title company. All parties involved have worked together to provide a seamless and smooth transaction from contract to close.
Now you may ask why… is she saying all of this… one reason is I want you to know who I am as an agent, my work ethic,along with see the passion I have for all things real estate. My knowledge encompasses commercial, residential, rentals, investments along with having a keen understanding of market conditions and how they effect you as the consumer.
My goal for this blog is to help bring my knowledge of real estate to you in order to help you make an informed decision on when to sell, buy, or invest. I have such a love for what drives a sales price up in a neighborhood, or what are the best finishes to complete for a flip or a renovation (prior to selling) that I am excited to share it with all of you.
